Walnut Coast is a downtown-only collection. Every home is inside the historic grid, which means dinner, drinks, the waterfront, and the museums are a walk rather than a drive.

Why stay downtown instead of the beach

Pensacola Beach gets most of the attention, and it deserves some of it. But a beach rental commits you to a barrier island: every dinner, every errand, and every museum is a drive across the bridge, and in summer that bridge is slow.

Downtown is the opposite trade. You are twenty-five minutes from the sand when you want it, and thirty seconds from a restaurant when you do not. For couples, work trips, family visits, Blue Angels weekends, and anyone attending something at the Saenger or the Bay Center, downtown is simply the better base.

It is also the honest answer to what downtown is not: this is a historic waterfront city, not a beachfront one. You will see the bay from downtown. You will not walk to the Gulf. We would rather say that up front than have you find out at check-in.

The downtown neighborhoods

Palafox Historic District

The main street of downtown Pensacola and one of the most-walked commercial streets in the Panhandle. Restaurants, cocktail bars, the Saturday market, and Palafox Pier are all on or just off it.

Seville Square

The oldest part of the city — brick streets, live oaks, and the Historic Pensacola Village. Quieter at night than Palafox, and a two-minute walk from it.
