About Walnut Coast

Walnut Coast is a boutique short-term rental management company in downtown Pensacola. We partner with homeowners to run a small, focused collection of homes in one neighborhood — not a scattered portfolio, not a faceless operation.

The idea is narrow on purpose. Everything is downtown, so we actually know the answer when you ask where to eat on a Tuesday, which streets are loud on a Saturday, and where to park during a festival. A company with rentals in nine cities cannot tell you that.

We partner with homeowners who care about the guest experience as much as we do. Each home is set up to be lived in for a few days rather than photographed once: good mattresses, a kitchen with actual knives, laundry in the unit, and enough light and desk space that a work morning is not miserable.

Historic buildings have quirks. Floors slope, radiators clank, and street noise exists. We list those in the property descriptions instead of hiding them, because a guest who knew what to expect is a guest who had a good time.

We care about the mattress, the sheets, the towels — the things you touch every day of a stay. This is not an IKEA shopping spree. Each home is stocked with curated comforts of home and a few extras that make a trip memorable: a coffee setup worth using, blackout shades where the morning sun is bright, and a shower that does not run out of hot water.

The goal is simple: when a guest climbs into bed on the first night, they should feel like we thought about them before they arrived.

The listing platforms are genuinely good at finding new guests, and we still use them. But they charge the guest a service fee and take a commission from the homeowner on the same booking, and they sit between the two people who actually need to talk to each other.

Booking here cuts that out. You get a lower total, the homeowner keeps more of what the home earns, and if something goes wrong at 9pm you are messaging the local manager in Pensacola.
