These terms govern your use of walnutcoast.com and any booking you make directly with Walnut Coast. By using this site or making a reservation, you agree to them.

1. Who we are

Walnut Coast is a short-term rental property management company based in Pensacola, Florida. We manage each home shown on this site on behalf of its owner under a management agreement. We are not the owner of the properties, and we are not a listing marketplace or a travel agency.

2. Eligibility

You must be at least 25 years old to make a reservation, and the person who books must be one of the occupants and must be present for the entire stay. Bookings made on behalf of someone else, or by anyone under the minimum age, may be cancelled without refund.

3. Reservations, rates, and payment

  • A reservation is confirmed only when we send a written confirmation and the required deposit of 50% has been processed.
  • The remaining balance is charged 14 days before check-in. Reservations made inside that window are charged in full at booking.
  • Rates, fees, and taxes are shown before you pay. Rates are per stay, not per person, and are quoted in U.S. dollars.
  • Florida state sales tax, Escambia County surtax, and the Escambia County Tourist Development Tax are collected at checkout in addition to the nightly rate and fees.
  • A $250 pre-authorization hold may be placed on your card before arrival and released after checkout, subject to inspection.
  • Payments are processed by our payment provider. We do not receive or store your full card number.

Obvious pricing errors (for example, a $9 nightly rate on a three-bedroom home) do not create a binding reservation. If one occurs we will tell you promptly and offer the correct rate or a full refund.

4. Cancellations

Cancellations, changes, and refunds are governed by our Cancellation & Refund Policy, which forms part of these terms.

5. Your stay

Every stay is also subject to our House Rules and our Rental Agreement, plus any home-specific rules in the guidebook we send with your check-in details. Where those documents conflict, the home-specific rules control for that home.

6. Acceptable use of this website

  • Do not scrape, crawl, or bulk-copy listing content, photography, or guide content.
  • Do not attempt to access accounts, admin areas, or data that are not yours.
  • Do not submit false booking inquiries or use the contact forms to send unsolicited commercial messages.
  • Do not upload anything unlawful, defamatory, or infringing.

7. Intellectual property

The Walnut Coast name, logo, site design, photography, written descriptions, and the Pensacola guide content are ours or licensed to us. You may share links freely; you may not republish substantial portions without written permission.

8. Third-party listings and links

Some of our homes are also listed on Airbnb, Vrbo, and similar platforms. Bookings made there are governed by that platform's terms, not these. Restaurant, event, and attraction recommendations in our Pensacola guide are provided for convenience; we do not control those businesses and are not responsible for them.

9. Disclaimers

The website is provided "as is." We work to keep availability, rates, and descriptions accurate, but we do not warrant that the site will be uninterrupted or error-free. Photographs are representative; furnishings and finishes may change over time.

10. Limitation of liability

To the fullest extent permitted by Florida law, our total liability arising out of your use of this site or any reservation is limited to the amount you actually paid us for the reservation at issue. We are not liable for indirect, incidental, or consequential damages, including lost travel costs, lost enjoyment, or lost profits.

Nothing in these terms limits liability that cannot lawfully be limited, including liability for our own gross negligence or willful misconduct.

11. Indemnity

You agree to reimburse us for losses, claims, and reasonable costs arising from your breach of these terms, your violation of law, or damage caused by you or your guests during a stay.

12. Governing law and disputes

These terms are governed by the laws of the State of Florida, without regard to its conflict-of-laws rules. Any dispute will be brought in the state or federal courts located in Escambia County, Florida, and you consent to that venue. Before filing anything, please email us — nearly every dispute we have ever had was resolved by a conversation.

13. Changes to these terms

We may update these terms. The version in effect when you make a reservation governs that reservation. Material changes will be reflected in the "last updated" date at the top of this page.
