House rules
These apply to every Walnut Coast home. They are short on purpose — we are not trying to write a lease, we are trying to keep the homes in the condition that made you book them. Anything specific to your home is in the guidebook we send with your check-in details.
Arrival & departure
- Check-in from 4:00 PM
- Your door code is sent the morning of arrival and works from 4:00 PM. Early check-in is often possible when there is no same-day turnover — just ask.
- Check-out by 10:00 AM
- Start the dishwasher, take the trash out, turn the AC to 74, and pull the door shut behind you. That's it — no stripping beds, no laundry.
- Keyless entry
- Every home uses a keypad. Your code is unique to your stay and deactivates at check-out.
The non-negotiables
- No smoking anywhere
- This includes vaping, cannabis, and cigars — inside the home and on any porch, balcony, or shared walkway. Smoke remediation is expensive and it lands on the next guest, so this one is strict.
- No parties or events
- These are homes in real neighborhoods with real neighbors. No gatherings beyond your registered guests, and no commercial photography or filming without written approval.
- Quiet hours 10:00 PM to 8:00 AM
- Downtown is lively, but the blocks are residential. Keep noise inside after 10:00 PM, and keep porches and balconies quiet.
- Registered guests only
- The guest count on your reservation is the number of people who can stay overnight. Daytime visitors are fine within reason; unregistered overnight guests are not.
- Primary guest must be 25 or older
- The person booking must be at least 25 and must be staying in the home for the duration of the reservation.
Pets
- Pet-friendly by request only
- Most of our homes accept one dog under 40 lbs with advance approval and a $125 pet fee. Pets are never left alone in the home, stay off furniture and beds, and waste gets picked up immediately. Undisclosed pets are charged the deep-clean rate. Service animals are always welcome and never charged.
Caring for the home
- No candles or open flame
- Flameless candles are in the cabinet if you want the mood. Grills, where provided, are the only exception and stay outdoors.
- Go easy on the good stuff
- We spend real money on mattresses, linens, and towels. Please keep self-tanner, makeup, and shoe polish away from the white bedding — and use the dark towels in the bathroom for anything that stains.
- Tell us about damage
- Things break. We would far rather hear about it from you than find it at turnover — accidental damage reported before check-out is almost never charged.
- Trash and recycling
- Bin locations and pickup days are in your unit guidebook. If a pickup day falls during your stay, rolling the bin out is a huge help.
Safety & security
- Exterior cameras only
- Some homes have a doorbell camera covering the entry. There are never cameras, microphones, or recording devices inside a Walnut Coast home.
- Lock up when you leave
- Downtown is safe but it is a downtown. Lock doors, close ground-floor windows, and don't leave anything visible in your car.
- Emergencies
- Call 911 first for anything medical, fire, or police. Then text us — we are local and can usually be at the home quickly.
What happens if a rule is broken
For anything correctable — noise, an extra car, a visitor who stayed late — we text you first and it almost always ends there. Smoking, a party, illegal activity, or exceeding occupancy after notice ends the stay with no refund of remaining nights.
